Can anyone out there explain why these different words are used between "Quinta" and the name of the property?

....and why don't there seem to be any Quinta des ?????

I would guess its dependent on the gender of the following word? Male, female, or neutal, and then plural as well. I think that covers it, although why not "des" I could not even guess. Mario could certainly let us know. My guess (based on some Jr. High Spanish) is:

Da = female
Do = male
Dos = male plural
Das = female plural

Of course, I'm probably all wrong here, and writing this after a few glasses of Port and Madeira tonight, which can make even the least qualified person think he's a fair linguist.
