Is this just my feeling or is it fact that
1) old Madeiras are harder and harder to obtain
2) correlated to 1) prices skyrocket
3) even younger Fraqueiras are becoming more expensive
What do you guys out there think?

Yes.
Also, because of increased publicity, the quality and rarity of the truly ancient Madeiras are being recognized. They're certainly not making anymore 18th century ones anymore!
