In fact, in Porto ... with crowds growing exponentially ... those who have not been there in a couple of years, will really be surprised by how much busier it is during Sao Joao, as well as during harvest. Most 4-5* hotel prices keep creeping up every six months, even with new places popping up. The move towards apartment rentals, AirBnb and the like, no less the good old Residencial, are worth keeping in mind.

Up river, I think we are going to see a LOT of new hotels, even 10-20 room small 3* and a few luxury properties opening up over the next 5-10 years. It will be about at the same pace as we've seen since FTLOP was born, which has been pretty significant considering before that, there was next to nothing.

The same could be said for tourism in the region, pretty much.
